East Hampton House

A spectacular new house design executed in an authentic “seaside farmhouse shingle style” vernacular is sited with expansive views of Three Mile Harbor and its own private beach. This 12,000 square foot house is planned around the soaring two-story great room and its exquisitely detailed cupola. Every inch of this house is crafted with old world workmanship and fully integrated with the latest computerized technologies. From the new cellar home theater to the new HVAC system, the Crestron and Lutron system provide offsite control. The Lutron “Smart House” design can set air conditioning and heating temperatures, set light levels and have your favorite music playing before you arrive through the stone entrance portal and entrance court. Custom mahogany wood and glass doors invite you into the entry foyer outfitted with a stone “compass rose” floor. As you enter the entry hall you are greeted with the grand stair, designed with wave patterned stringer and custom mahogany balustrade. To the right of the stair, sunlight streams through the antique stained glass window illuminating an original clipper ship moored in the harbor. The farmhouse style kitchen is outfitted with custom designed bead board detailed cabinetry surrounding a huge granite counter island and custom designed range hood. An octagonal banquette provides views of the harbor in the distance. Interior design details of the house play traditional bead board motifs with oil rubbed bronze hardware to support the farmhouse concept. The “back stair” provides private access to the second floor guest room suites and the cellar game room, exercise space, wine cellar and home theater. An energy-saving split system air conditioning design and warm water radiant floor heating system provide for comfortable interior living. The house walls and roof are superinsulated with a composite foam and batt system allowing zero infiltration which required the installation of micro make-up air vents. A standing seam lead-coated copper roof was designed to cap the house and afford decades of maintenance free protection. Site design of this grand home includes a new saltwater negative edge kidney shaped pool set in a bluestone paved terrace. New plantings provide screening of adjacent properties while enhancing views of the harbor and glorious sunsets.
